Both packages come with the peace of mind that all potential tenants have been fully referenced by our comprehensive external referencing agency “Complete Lettings Solutions” and all checks have been carried out and reported to you. We aim to let your property at the best price to quality tenants. With this is mind we have the following packages available, we can also provide a Rent Guarantee Service.

Package 1 - Introduction Only

This package is designed for you to ‘manage’ your own property. This package includes the following:

  • All advertising and promotion, including photographs, uploading to web portals including Rightmove.co.uk and chris-wilkinson.co.uk
  • To let board (if required)
  • Accompanied viewings
  • Arrangement of the Energy Performance Certificate (at your expense)
  • Arrangement of Gas Safety Certificate (at your expense)
  • Instructing tenant referencing and credit checks
  • Drawing up the initial 6/12 month shorthold tenancy agreement
  • Handling collection of the 1st months rent and deposit payment
  • Setting up the standing order from tenant to the landlord for the 2nd and consecutive rent payment
  • Copies of tenancy issued to Landlord and Tenant
  • Handing over of keys and arranging a moving in date

This service carries a finders fee of 1 months rent.

Package 2 - Full Management

This package has been designed for us to manage your property upon your behalf on a month to month basis. Any problems or queries relating to the property would be directed to Chris Wilkinson rather than to yourself as the landlord. This package includes the following :

  • Arranging viewings and accompanying proposed tenant to the property
  • All advertising and promotion, including photographs, uploading to web portals including Rightmove.co.uk and chris-wilkinson.co.uk
  • To let board (if required)
  • Accompanied viewings
  • Preparing 6 month Assured Shorthold Tenancy Agreement
  • Collection of first months rent and deposit from the tenant
  • Setting up standing order from tenant to Wilkinson Walker
  • Setting up standing order from Wilkinson Walker to Landlord
  • Checking in of tenants on the day, including taking meter readings
  • Interior and exterior photographs taken upon commencement of the lease and when the tenant vacates the property
  • Preparing an Inventory (if required)
  • Informing local authority and utilities of change of occupiers
  • Issue copies of relevant paperwork to all parties
  • Collection of monthly rent
  • Arrange/supervise repairs
  • Inspection of the property every 6 months
  • Checking out of tenants when the agreement comes to an end

This service carries a finders fee of 75% of the first months rent and a monthly management fee of 8% of the monthly rent. e.g monthly rent £500 per calendar month, finders fee £375.00 and £40 per calendar month from month 2.

Rent Guarantee Service

Especially in today's turbulent economic climate, ensuring that your monthly rent is secure is increasingly important. With our rent guarantee we can guarantee your monthly rental income if a tenant refuses to pay. All our policies last for a whole year and are property specific not tenant specific:-

  • Cover for up to £30,000 unpaid rent
  • Instant protection from when a tenant refuses to pay
  • Covers costs associated with evicting a tenant
  • Cover if the property is inhabitable due to malicious damage
  • Covers unpaid rent if a tenant refuses to pay and/or vacate the property
  • Rental arrears up to £2,500 per month (maximum 12 months period)
  • Legal & professional costs up to £25,000
  • Covers costs associated with evicting a tenant up to £25,000
  • One policy per property, not per person/tenant
  • All property types excluding HMO's
  • All tenant types excluding local authority referrals & asylum seekers
  • Cover is provided for up to 12 months or until vacant possession is gained whichever happens the soonest
  • Benefit will not be paid in respect of an amount equal to the first months unpaid rent
  • Cover continues to run beyond the policy expiry date in the event of a claim until settled
  • Only one claim can be made within policy period
  • Claim to be notified no more than 30 days after the rent was due
  • All tenants or guarantors must have passed a suitable credit check by a reputable and recognised referencing agency, in addition a written current employment & current landlord reference (where applicable) must have been completed using a reputable and recognised referencing agency. If you are unsure what the requirements for the references are, then please purchase and process an application using our "Advanced" referencing product, which is recognised and accepted by ALL of our insurers for ALL of our products
  • Tenants must have signed a short-term tenancy agreement for a period of not less than 6 months
  • Policies can only be taken out up to 30 days after the signed date on the tenancy agreement
